Rehearse a property enquiry using the facts you have.
Ready-made courses for sales and lettings teams, from the first buyer enquiry to the chain that needs chasing. Practise with an AI vendor, buyer, landlord or tenant before the real call.
What they ask. What your team practises saying.
Agents are asked for things they can't or shouldn't do. Each request below opens an exercise in the library.
- Vendor, on offers
“Just tell her someone's offered two-ninety-five, that'll sort it.”
Mr OkonjoYou practiseRefuse to mention an offer that doesn't exist, and offer a legitimate alternative.
- Landlord, on tenants
“No families, no one on benefits and definitely no pets, please.”
Mrs OkaforYou practiseSay clearly that you can't screen out families or people on benefits, and explain what referencing does.
- Applicant, on rent
“I'll pay eleven hundred a month, six months up front — just take it off the market today.”
DanielYou practiseDecline the higher rent and the advance payment, and promise no priority.
- Vendor, on fees
“The other lot have come in at one per cent. Match it and we'll go with you today.”
GarethYou practiseHold the fee without commenting on the other agent, and refer the request to your manager.
- Vendor, after a viewing
“What are they actually able to spend? If they're close, I'd rather know now.”
Mr HaleYou practiseKeep the viewers' budget private and still give the full feedback.
- Vendor, on price
“They'll put it on at five-thirty-five and say they've got people waiting.”
Mrs FerrisYou practiseStay respectful about the other agent, present the evidence and leave the decision with her.
From first enquiry to exchange.
The library follows a property through the branch: winning it, marketing it and agreeing the sale, with the lettings desk alongside.
- Desk 1
Win the instruction
Seller leads, lapsed listings and the fee conversation.
- Desk 2
Run the marketing
Buyer enquiries, honest viewing feedback and the price review.
- Desk 3
Agree and progress
Every offer passed on, and a chain kept moving to exchange.
- Desk 4
Lettings and tenancies
Fair lettings enquiries, arrears check-ins and repairs.
What a branch gets from it
Qualify before you book
Position, finance and timescale asked tactfully before a viewing goes in the diary, including with the cash buyer who wants to skip the questions.
Fees stated once, clearly
The fee including VAT with a worked example, what it covers, and the risk of owing two fees when a vendor switches agents.
Know what to refer
Price belongs to the valuer; legal and survey questions belong to the solicitor and surveyor. Negotiators rehearse saying so instead of guessing.
Feedback a manager can use
Where a course uses AI feedback, charged separately, it quotes the transcript, so a branch manager can coach the wording rather than a general impression.
- Estate & letting agents
- New-homes & developer sales
- Property investment & sourcing
- Buying agents & relocation
Exercises use fictional properties, fees and terms. They are practice, not legal or valuation advice; your own written terms and procedures govern.
After every practice call
After each practice call, a call analysis shows your pace, talk share, questions and filler words, with specific tips for next time. It comes at no extra charge.
Interruption practice
Set interruption practice to Off, Low, Moderate or High in each eligible exercise of your own course or workspace copy. Rehearse time pressure, clarification or a respectful ending after refusal. Explore custom interruption practice.
In preparation: live interruption practice is not enabled yet.
Where to start
Every workspace begins with a short business discovery course and a customer support course. They show how practice calls work before your team moves on to the Real Estate & Estate Agents courses below.
Starter courses, then your own
Each starter course has three short levels. To rehearse your own policies and wording, describe the call and the AI course builder drafts a course for your team to review; check the facts and escalation steps against your own policies before anyone practises. Course generation uses credit.

Sales and lettings calls from appraisal to exchange. Each course has three levels that get harder, with a different AI caller at each one.

- Medium Asha — browsing buyer evasive about finances
- Hard Martin — impatient cash buyer demanding immediate viewing
Lettings Enquiries — Affordability & Fair Treatment

- Medium Daniel — applicant offering higher rent and six months upfront
- Hard Mrs Okafor — landlord asking agent to screen out families and benefits

- Easy Mr Hale — hopeful vendor awaiting viewing feedback
- Medium Mrs Hale — vendor defensive about property valuation
- Hard Mr Hale — vendor pressing for confidential buyer financial details
Market Appraisals — Booking the Valuation Appointment
